Why choose LAND ARB instead of wholesale or mailing and purchasing on your own? How can LAND ARB benefit you?

On average, it is a 6-8 week turnaround from your very first mailer until you get your first response back. And keep in mind, that first response back has a high potential to be declined.   • OTHER COST SAVING: Don’t forget, just because you have mailed and received responses back, now you need to pay more money to complete a thorough due diligence and photos to have adequate information to market your newly found property.  Those are all included with us.

  • MARKETING COSTS: Most new land investors aren’t sure which county to start with. You also may be unsure of what makes a property good to purchase and therefore have a higher likelihood of selling. A lot of new investors will spread out their mailings and attempt to cast a wide net.  Think about how that will affect your marketing and selling strategy. If for ANY REASON you decide the land business isn’t for you or you want to work a different area, you can just let us know you wish to cancel the LAND ARB contract. So instead of being stuck with thousands of dollars’ worth of properties that you need to deal with, you can just give the properties back to us at ANY TIME. This reduces your risk tremendously. 

  • Finally, we take pride in helping new investors get through the initial stages of setting up your land business. On several occasions, new investors reach out to us to ask questions, get advice, or request resources. We don’t hesitate to help you out along your journey.  Additionally, every time an investor sells one of our LAND ARB properties, I send out an email to all current LAND ARBers explaining how they sold that property. The platform they used, the doc fee collected, the terms, the down payment, and the total price compared to the market values we have listed. To date, we have NEVER had somebody sell a property for below the market value we had listed.
